right to light fees
Whether you’re a homeowner planning an extension or a developer testing rooftop height, our Right to Light pricing is scoped to your project - no surprises, just clear deliverables and timelines.

What affects Right to Light fees?
Pricing depends on scale and complexity (how many neighbouring properties and windows, how tight the urban grain, any heritage sensitivities), the service level (feasibility screening versus a full court standard Right to Light report), and the quality of inputs (availability of DWG or CAD, drawing quality, need for a measured survey). Fees also reflect the number of design iterations and mitigation tests required, programme demands such as expedited turnaround or workshop attendance, and add ons like insurer or broker packs, negotiation support and expert evidence. We’ll confirm a fixed scope once we’ve reviewed your drawings and understood your programme.
Passing BRE planning tests does not remove legal Right to Light exposure. They are separate assessments, and both should be managed in parallel to protect programme and neighbour relations.

Got questions about right to light in London?
Below are answers to the most common right to light questions we receive from London homeowners, architects and developers covering law, process, fees and what to send us.
We quote fixed fees for clearly defined scopes. Hourly rates apply only for optional extras you approve in advance.
If feasibility shows material injury, or you anticipate negotiation/insurance, a full report provides the evidence required.
Scopes can include a design workshop or meeting attendance. Additional sessions are priced transparently.
It’s a separate planning assessment. Ask about combined pricing if you need both BRE and Right to Light.
Yes, though London has the highest density of cases. Travel/complexity may affect fees for sites further afield.
